The three most important AC Maintenance Tips every homeowner should do are:

1. Regularly replace your AC filter. Do it once a month or whenever your AC filter looks dirty. I recommend getting midrange quality filters. I also recommend getting regular one-inch filters. Thicker filters that advertise not needing to be replaced often do not always work as advertised.
   
   
2. Regularly clean your condenser coil - the "cage-like" structure of your outside AC unit. Do it at least once a year in the spring, or twice a year - in the spring and the middle of the summer. Just use a water hose and take your time hosing every square inch of it. I also do not recommend using any chemical cleaners - just use plain water.
